BBW Okubo: Nine Courses Built From One Ladder, and the ¥1,000 Upgrade That Buys the Cheapest Minutes in the Building

BBW in Shin-Okubo publishes nine separate course families across eight durations, and every one of them is the base delivery price plus a flat constant — doubled, plus ¥1,000, plus ¥3,000, plus ¥4,000. Run the offsets and the shop's real product becomes visible: the ¥1,000 soku-toku upgrade hands you fifteen minutes worth ¥3,000, and one cell in a seventy-two-cell grid breaks the pattern by exactly a thousand yen.

BBW Okubo: Nine Courses Built From One Ladder, and the ¥1,000 Upgrade That Buys the Cheapest Minutes in the Building
Elon
ElonNine courses on a board looks like nine choices. It's almost never nine choices. Lay the columns side by side, subtract one from another, and what usually falls out is a single ladder wearing eight costumes — the same minutes, resold under different nouns, each noun carrying a flat surcharge that has nothing to do with time. That subtraction takes four minutes and it's the most useful four minutes you'll spend on any price sheet. Because once you know the offsets, you stop shopping for a course and start shopping for the constant.

Shin-Okubo at nine in the evening is the least discreet neighborhood in Tokyo — Korean barbecue smoke, a line outside a cheese-dog stand, teenagers photographing each other under signage in three alphabets. It is not a district that whispers. BBW — ビービーダブリュー, filed on Cityheaven under 大久保・新大久保 as a deriheru (delivery health, outcall only) — runs out of the middle of that noise on 03-5155-1251, from 9:30 in the morning to 5:00 the next morning. Nineteen and a half hours a day. The concept is ぽっちゃり: plus-size, specifically 巨乳巨尻ぽっちゃり痴女, and the roster backs the claim harder than most claims get backed.

I've written up this chain's Kinshicho branch before, so I came in expecting to recognize the price sheet. I did — and then I didn't, because Okubo publishes nine course families where Kinshicho publishes three, and the nine are the whole story.

Nine columns, one spine

Here's the published grid. Courses A through I, eight durations, seventy-two cells.

Course 40 60 85 100 120 180 240 Overnight
A. Delivery ¥6,000 ¥11,000 ¥15,000 ¥18,000 ¥22,000 ¥34,000 ¥46,000 ¥70,000
B. Meetup ¥6,000 ¥11,000 ¥15,000 ¥18,000 ¥21,000 ¥34,000 ¥46,000 ¥70,000
C. Soku-toku +15 ¥7,000 ¥12,000 ¥16,000 ¥19,000 ¥23,000 ¥35,000 ¥47,000 ¥71,000
D. 3P ¥12,000 ¥22,000 ¥30,000 ¥36,000 ¥44,000 ¥68,000 ¥92,000 ¥140,000
E. Rotation ¥12,000 ¥22,000 ¥30,000 ¥36,000 ¥44,000 ¥68,000 ¥92,000
F. M-seikan ¥14,000 ¥18,000 ¥21,000 ¥25,000 ¥37,000 ¥49,000 ¥63,000
G. Yobai ¥14,000 ¥18,000 ¥21,000 ¥25,000 ¥37,000 ¥49,000 ¥73,000
H. Gyaku-yobai ¥14,000 ¥18,000 ¥21,000 ¥25,000 ¥37,000 ¥49,000 ¥73,000
I. Awahime ¥15,000 ¥19,000 ¥22,000 ¥28,000 ¥40,000 ¥52,000 ¥76,000

Now subtract row A from every other row and watch the board collapse.

  • C is A + ¥1,000. At all eight durations. Not approximately — ¥7,000, ¥12,000, ¥16,000, ¥19,000, ¥23,000, ¥35,000, ¥47,000, ¥71,000 against A's ladder, offset by exactly one thousand yen, eight times out of eight.
  • D and E are A × 2. All eight durations for D, all seven for E. ¥12,000 is twice ¥6,000; ¥140,000 is twice ¥70,000. Every cell. No bulk discount for booking two women, and no premium either.
  • F, G and H are A + ¥3,000, identical to each other at six of seven durations, and then they split at the overnight.
  • I is A + ¥4,000 through 100 minutes, then A + ¥6,000 from 120 up. A step, not a slope.
  • B is A, at seven of eight durations.

That last one is where I stopped and got the calculator out a second time.

One cell in seventy-two

The Meetup course — 待ち合わせ, where you meet her somewhere instead of having her come to the room — is priced identically to the Delivery course at 40, 60, 85, 100, 180, 240 minutes and the overnight. Same yen, seven times.

At 120 minutes it's ¥21,000 against Delivery's ¥22,000. One thousand yen. One cell.

There's no version of a cost model that produces that. If meeting her yourself saves the shop money, it saves it at every duration. If it doesn't, it doesn't start saving money at two hours. And the tell is in the 3P column: D is exactly double A, not double B — 2 × ¥22,000 = ¥44,000, which is the published 3P price at 120 minutes, while 2 × ¥21,000 would be ¥42,000. When the shop built its own doubled column, it doubled the Delivery number and ignored the Meetup one.

So either that ¥21,000 is the most specific pricing decision in the building, or it's a typo that has survived long enough to be doubled around. Either way it's a thousand yen sitting on the table at exactly one duration, and if you were booking two hours anyway, it costs nothing to ask for it by name.

The ¥1,000 upgrade is the best trade on the board

Course C is 即得+15 — soku, immediate, meaning you take a woman who's free right now rather than choosing one, and you get fifteen extra minutes for a flat ¥1,000 over the equivalent Delivery course.

Price those fifteen minutes against the shop's own marginal rate. Step up the base ladder and the middle of it moves in a straight line: 85→100 minutes costs ¥3,000 for 15 minutes, 100→120 costs ¥4,000 for 20, 120→180 costs ¥12,000 for 60, 180→240 costs ¥12,000 for 60. That's ¥200 a minute, four steps running. By the shop's own arithmetic, fifteen minutes is worth ¥3,000.

It sells them for ¥1,000. Those are ¥67-a-minute minutes in a building where minutes cost ¥200 — a third of the going rate, and the cheapest time BBW sells at any length, in any format, under any coupon.

Run it as a straight comparison and it isn't close:

What you book You pay Minutes you get Per minute
A, 100 min ¥18,000 100 ¥180
C, 85 min (+15) ¥16,000 100 ¥160
A, 120 min ¥22,000 120 ¥183
C, 100 min (+15) ¥19,000 115 ¥165
A, 60 min ¥11,000 60 ¥183
C, 40 min (+15) ¥7,000 55 ¥127

The 85-minute soku course and the 100-minute delivery course put you in the room for the identical hundred minutes, and one of them is ¥2,000 cheaper. Two thousand yen is exactly the ¥3,000 those minutes are worth minus the ¥1,000 you paid for them, which means the whole thing reconciles to the yen and isn't an accident.

The ¥1,000 itself is a nice piece of design, because ¥1,000 is precisely this shop's 指名料 — the nomination fee for requesting a specific woman. Course C charges you the nomination fee for declining to nominate, then hands it back in time at triple value. What you actually surrender is choice: you get whoever's free. For a shop whose entire casting brief is one physical type, that's a narrower sacrifice than it would be almost anywhere else.

That's the course I booked, and I'd book it again for the arithmetic alone.

Three concepts, one price, until the sun comes up

F, G and H are M性感 (M-seikan, the passive, prostate-focused format), 夜這い (yobai, the "night crawl" scenario where she's asleep when you arrive) and 逆夜這い (gyaku-yobai, the inverse). Three genuinely different scripts. Six identical prices each: ¥14,000, ¥18,000, ¥21,000, ¥25,000, ¥37,000, ¥49,000.

The shop is telling you, flatly, that it does not price the fantasy. It prices the flat ¥3,000 it costs to set one up — the same constant at 60 minutes and at 240 — and that constant doesn't scale with duration because a scenario is a fixed cost. You build the frame once. After that it's just the clock.

Then the overnight breaks it:

Course Overnight vs. Delivery
A. Delivery ¥70,000
F. M-seikan ¥63,000 −¥7,000
G. Yobai ¥73,000 +¥3,000
H. Gyaku-yobai ¥73,000 +¥3,000

G and H hold the +¥3,000 line. F drops ten thousand yen below its own siblings and seven thousand below the base course. M-seikan overnight is the only cell in this entire grid where a premium format costs less than the plain one — ¥63,000 for the night against ¥70,000 for the same night of standard delivery.

I can guess at why an overnight of M-seikan is a physically different eight hours for her than an overnight of anything else on this menu, but a guess is a guess. What I can say is that it's the one number on the board that doesn't follow from any of the others, and it's the cheapest overnight BBW publishes.

Two women cost exactly two women

D and E deserve a paragraph for what they don't do.

3P (two women at once) and 回転 (rotation — two women in sequence) are priced identically to each other and at exactly double the base at every shared duration. The shop charges no premium for the coordination of a threesome and offers no discount for the simplicity of a sequence. It is, transparently, selling labor-hours: two women, two prices, and it does not care what room they're standing in.

The one asymmetry is at the end of the row. 3P has an overnight at ¥140,000; rotation doesn't have one at all. You can book two women for a night together, but you can't rotate through a night — the only place the two courses stop being the same product, and it's a scheduling constraint rather than a pricing one.

Elon
ElonA menu built entirely out of flat constants is a menu built by someone who knows exactly what an hour of the business costs and refuses to let branding blur it. Plus one thousand. Plus three thousand. Plus four, then six. Times two. Every one of those is a number a person chose once and then applied straight across, and that discipline is genuinely rare — most shops let each course drift until the columns stop relating to each other at all. The flip side is that it makes the whole thing legible to anyone willing to do subtraction, which is presumably not the customer they were picturing when they printed nine columns.

The coupons discount the fees, not the course

Three coupons were live on the day I looked, all dated 2026/08/09–08/10. Set their "before" prices against the actual published course prices and something specific falls out.

Coupon You pay Shop's "normal" Base course price Real cut
New customer, 60 min ¥11,000 ¥14,000 ¥11,000 ¥0 off the course
New customer, 85 min ¥15,000 ¥22,000 ¥15,000 ¥0 off the course
New customer, 100 min ¥18,000 ¥25,000 ¥18,000 ¥0 off the course
Review, 120 min ¥20,000 ¥27,000 ¥22,000 ¥2,000
Limited, 180 min ¥33,000 ¥38,000 ¥34,000 ¥1,000

Every new-customer price is the standard course price to the yen. The saving is entirely in the fees, and the fees reconcile exactly: the ¥2,000 入会金 (entry fee) plus the ¥1,000 指名料 accounts for the whole ¥3,000 gap at 60 minutes, and adding the ¥4,000 cosplay charge — which the coupon states is waived from 85 minutes up — accounts for the whole ¥7,000 gap at 85 and 100.

That's a real ¥3,000 to ¥7,000 in your pocket and I'm not calling it fake. I'm calling it what it is: a fee waiver with a course discount's haircut. The only coupons that move the course price at all are the review coupon (¥2,000) and the limited-period 180 (¥1,000) — and both of those, notably, are the ones you pay for with something other than money. One costs you a written review. The other costs you nothing but expires in a day.

Two things to confirm on the phone rather than take from the page. The new-customer coupon's headline reads 60分16,000円→11,000円 while its own itemized row lists the normal price as ¥14,000 — the shop's banner and the shop's table disagree by two thousand yen, and the ¥14,000 is the one that reconciles against the fee schedule. And the review and limited coupons each leave about ¥2,000 of their stated "normal" price unexplained by the fees they say they waive. Ask what's in it. Both fine print lines also say 本指名料別途 — the ¥2,000 repeat-nomination fee is charged on top regardless.

Worth noting the shape of that last one: 指名料 ¥1,000 to pick a stranger, 本指名料 ¥2,000 to ask for her again. Coming back costs double what arriving costs. Consistent with the ¥1,000 soku upgrade, and consistent with a shop that would rather fill the next open slot than protect a relationship.

Transport is a radius here, and it starts small

Distance Fee
Within 0.8 km Free
1.5 km ¥1,500
3 km ¥2,000
5 km ¥3,000
8 km ¥4,000
Beyond 8 km ¥5,000~

Eight hundred metres is a short free zone — call it a ten-minute walk, which in practice means the hotels immediately around Shin-Okubo and the near edge of Kabukicho and nothing else. Step outside it and the first increment is the steepest one on the ladder: ¥1,500 to go from 800 m to 1.5 km, then only ¥500 more to triple that distance to 3 km. The expensive move here is leaving the neighborhood at all, not going far once you have.

On a ¥6,000 forty-minute course, a ¥1,500 transport fee is a 25% surcharge. On the ¥16,000 soku-85 it's under 10%. Short bookings are where the transport line does real damage, and it's the reason the cheap end of this menu is only cheap if you're already standing in the right ten minutes of Tokyo.

The roster, and the option sheet

97 women listed. The sample I tabulated off the first page runs ages 18 to 31 (the shop's own stated range goes to 36), heights 154 to 172 cm, and cup sizes F, G, G, H, H, I, I, J, J, O. Not one below F, which matches what I found at the Kinshicho branch: the casting filter is absolute and there are no exceptions on the page. A shop that narrows its recruitable pool that hard pays for the privilege in hiring difficulty, and it's the main reason the price ladder has no fat on it anywhere.

The option list is long and mostly flat: the great majority of items are ¥2,000 each, and mail-magazine members get the starred ones at half price — meaning ¥1,000 options, which is the second-cheapest thing on this entire price sheet after the soku minutes. Above the flat tier: 電マ ¥3,000, ごっくん ¥3,000, ポラ2枚 ¥3,000, ヌルヌル風呂 ¥4,000, AFゴム着 ¥4,000, AF ¥5,000, 動画撮影 20秒 ¥5,000. There are several items further out than that, priced ¥5,000, which are on the published sheet and which I'll leave on the published sheet.

One entry deserves its own line: 前日入浴なし ¥4,000 — four thousand yen for her not to have bathed the previous day. It is the only option here that charges you for the absence of something, and at ¥4,000 it's priced above the lotion bath. Make of that what you like; the shop has clearly met its customers.

Payment is cash or card, and receipts are available on request. Extension runs ¥7,000 per 30 minutes — ¥233 a minute, against the ¥200 marginal rate inside a course. As usual, deciding late costs more than deciding early. Not much more, though; a 17% penalty is one of the gentler extension spreads I've priced.

The verdict

Nine columns, and eight of them are the ninth one plus a constant. Once you see that, the shop becomes very easy to buy from:

Best value on the board, no argument: the 85-minute soku-toku course at ¥16,000. It's a hundred minutes in the room for two thousand less than the hundred-minute course, and the fifteen minutes you're buying cost ¥67 each in a building that charges ¥200. You give up the right to choose her.

If you want to choose her: the base Delivery ladder, and take the new-customer coupon if you're new — it doesn't cut the course, but ¥7,000 of waived fees at 85 or 100 minutes is ¥7,000.

If you're booking two hours: ask for Meetup at ¥21,000, not Delivery at ¥22,000. Same duration, one cell, one thousand yen, no idea why.

If you're staying the night: M-seikan at ¥63,000 is the cheapest overnight published here, seven thousand below the plain delivery course and ten thousand below its two identically-priced siblings. That inversion exists nowhere else on the grid.

Whatever you book: book a room inside the 800 metres. The first step off the free zone costs ¥1,500 and buys you nothing.

I came to Shin-Okubo expecting the Kinshicho price sheet with a different phone number on it and found something more interesting — a shop that sells nine products, prices exactly one, and lets you read the difference right off the page. The nine columns are theater. The constants are the shop.

Prices, hours, fees, coupon terms, transport zones, option prices and roster figures above were taken from BBW's Cityheaven listing on 2026-08-09 and are quoted as published. Roster statistics are my own tabulation of the women visible on the first page of a 97-woman list. Coupons were dated 2026/08/09–08/10 and terms change constantly — confirm by phone before booking, and in particular confirm the new-customer coupon's normal price, which the shop's own page states two different ways. Adults 18+ only.
