Ultra Dream is filed on Cityheaven under 新宿・歌舞伎町, and I want to correct that before anything else, because the mistake costs money. Every distance on the shop's transport table is measured from 新大久保駅 — Shin-Okubo. The free delivery zone is love hotels around Shin-Okubo and Okubo. Both new-customer coupons say 新大久保駅周辺ホテルのみ, Shin-Okubo-area hotels only. Book a room in Kabukicho proper because the listing said Kabukicho and you have booked yourself out of the free zone before you've picked a course.
The shop is a deriheru (delivery health — outcall only; she comes to your hotel room), genre 学園系, school-uniform themed, on 03-6278-9673, open 10:00 to 5:00 the next morning, 年中無休. Nineteen hours a day, no closed days. 57 women listed. The sample I tabulated off the first page runs ages 18 to 20, heights 148 to 162 cm, cups C through H — the tightest age band I've seen on a Tokyo roster this size, and consistent with a concept that is costume-based and staffed, as everywhere legal in Japan, entirely by adults.
The price sheet is one very tall JPEG: forty course cells, a three-item fee block, an option table, a transport ladder, twelve costume photos, and that one line at the bottom. It is also the most internally consistent sheet I've taken apart in months. Find the line it's built on and you can price anything in this building in your head.
One line, ¥8,000 per thirty minutes
Here's the base ヘルスコース ladder as published, before tax.

Six durations, ninety minutes through five hours, at exactly the same price per minute. Not approximately. ¥266.67 a minute is ¥8,000 per thirty minutes, and every one of those six numbers is that rate multiplied out: 90 → ¥24,000, 120 → ¥32,000, 300 → ¥80,000. A ninety-minute booking and a five-hour booking cost identical money per minute.
That's rarer than it sounds. Most shops in Tokyo taper — the marginal hour gets cheaper as the booking gets longer, because the shop wants the long slot on the board. Ultra Dream doesn't taper by one yen. There is no volume discount here at any length. Five hours costs five hours.
And the two short courses aren't exceptions to the line. They're the line, rounded:

Both are the line rounded up to the next clean ¥1,000. That's the entire base sheet: pick ¥8,000 per half hour, multiply out, round up so nothing ends in an ugly number. Eight cells, one decision.
The practical read is at the bottom of the ladder. Short bookings carry a small premium; long ones carry none. Stepping from 70 to 90 minutes costs ¥5,000 for twenty minutes — ¥250 a minute, below the shop's own rate. Ninety minutes is the first honest price on this ladder, and it's the shortest booking where you aren't paying a rounding tax.
Three courses, two real constants
Ultra Dream sells three courses, two of them in a Normal and a 逆セーラー variant — five columns, eight durations, forty cells.

Subtract the base row from the other four and the grid collapses into four numbers:
- 即プレイ入室 Normal is base + ¥3,000. All eight durations.
- 即プレイ入室 逆セーラー is base + ¥5,000. All eight.
- 拘束いたずら Normal is base + ¥5,000. All eight.
- 拘束いたずら 逆セーラー is base + ¥6,000. All eight.
Thirty-two subtractions, four constants, zero drift. Nobody let a column wander, which almost never happens on a sheet this size.
And look at rows three and four. The reverse-sailor version of the soku-play course and the plain version of the restraint course carry the same price at every single duration — ¥19,000 and ¥19,000, ¥45,000 and ¥45,000, ¥85,000 and ¥85,000, eight for eight. Two entirely different products, one price, all the way up the ladder. If you're deciding between those two, price is not an input. Nothing else on the sheet is that clean a coin flip.
The restraint course is three options at list price
Here's where the sheet stops being tidy and starts being useful.
The 拘束いたずらコース is described on the sheet as ヘルスコース+アイマスク・手かせ・電マ — the base course plus an eye mask, handcuffs, and a 電マ (denma, the standard wand). All three are also sold individually in the same page's option table.

The course surcharge is ¥5,000. Exactly. At all eight durations.
So the premium course isn't a package deal in any sense that saves you money — it's three named options billed at their own published prices, with the scenario framing thrown in as garnish. No bundle discount, no bundle markup, and the shop didn't even shift it by a few hundred yen to make the arithmetic hard. If you were adding those three items to a base booking anyway, the course costs you nothing. If you weren't, you're paying full retail for all three and the framing is what you're actually buying.
The ¥3,000 upgrade that contains the ¥3,000 option
Run the same test on the other course and it breaks in your favor.
The 即プレイ入室コース is ヘルスコース plus 制服入室 (she arrives already in the uniform), 即キス, 即尺, 即プレイ and 着衣プレイ. Two of those are priced individually on the option table:

The course surcharge is ¥3,000.
A thousand yen under à-la-carte — and the other inclusions (uniform entry, immediate kiss, clothed play, and the sheet's parenthetical 制服ぶっかけOK) come in at zero. It's the only cell on this entire price sheet that beats buying the parts.
The sharper version of that finding: 即尺 as a standalone option costs ¥3,000. The whole 即プレイ入室 upgrade also costs ¥3,000. And the upgrade includes 即尺. Identical money, strictly more product. There is no reading of this sheet under which you should ever add 即尺 to a base booking — you book the course instead and the costume rides along free.
That's worth between ¥1,000 and ¥4,000 depending on what you were going to order, it takes ten seconds to act on, and the two numbers sit about eight hundred pixels apart on the same image.
The same costume, two prices, depending on where you bolt it
逆セーラー is a costume variant. It's the only costume the shop prices as a course column rather than an option, and it costs a different amount depending on which course you attach it to:

Same garment, same eight durations, double the price on one course. Meanwhile 各種コスプレ — any costume from the twelve the shop photographs, including a sailor uniform — is ¥1,000 flat on the option table.
I can't reconcile that one, and I've tried. It's the only number on the sheet that doesn't follow from another number on the sheet. If the reverse-sailor is what you want and you're booking the soku-play course, that's the one item here worth a phone call before you commit.
Twelve costumes, one price
The costume roster is photographed rather than listed, twelve options: ①セーラー服 ②夏バナー制服 ③制服黄色 ④制服ピンク ⑤制服黒 ⑥制服水色1 ⑦制服水色2 ⑧制服赤茶 ⑨ブルマ ⑩スク水 ⑪メイドピンク ⑫メイド黒.
Eight school uniforms in different colorways, gym bloomers, a school swimsuit, two maid variants. All of them fall under 各種コスプレ at ¥1,000, which for a shop whose entire concept is the costume is a genuinely low number — and it's zero if you're on the 即プレイ入室 course, which includes the uniform entry.
The options table

Four flat tiers, no per-duration scaling, no member pricing. Two things stand out.
待ち合わせ costs ¥1,000. Meeting her somewhere instead of having her arrive at the room is priced as an option here, not as a separate course — at most shops it's a course, and it's usually free or cheaper than delivery because it saves the shop a trip. Here it's a thousand yen on top. Worth knowing before you propose it.
動画撮影 is ¥7,000, more than double the top of the next tier and half again the entire restraint-course surcharge. It's the single most expensive line item on the sheet that isn't time, and the gap between it and the ¥3,000 tier is the biggest jump anywhere in this document.
The fee block, and the fee that isn't there
Three fees, printed above the courses:

Note what's missing: there is no 指名料. No fee for choosing a woman on your first visit. That's unusual — most Tokyo deriheru charge ¥1,000 to ¥2,000 to pick anyone at all — and it means the casting choice on a first booking is free here while asking for the same woman again costs ¥2,000. Both coupons' fine print, however, says 指名料別途 (nomination fee charged separately), which contradicts a sheet that lists no such fee. Ask on the phone which one is operative.
The 予約金 is the other oddity: ¥2,000 to book in advance, on a sheet with no same-day or immediate-booking discount to trade it against. Whether that's a charge or a deposit credited against the total isn't stated. Also worth a phone call, because it's the difference between ¥2,000 and nothing.
The line at the bottom: everything above is pre-tax

There's independent confirmation of this in the shop's own coupons, which state 入会金 3,300円 → 0円. The price sheet says the entry fee is ¥3,000. ¥3,000 × 1.10 = ¥3,300. The two documents are quoting the same fee in different tax bases, and the coupon is doing it the honest way.
So the real first-visit floor here is the 50-minute base course plus the entry fee: ¥14,000 + ¥3,000 = ¥17,000, or ¥18,700 all-in, in a Shin-Okubo love hotel with no transport fee and no nomination fee. That works out to ¥374 a minute — against ¥330 a minute if you take the same first visit at 90 minutes, and ¥304 at five hours. The entry fee is what makes a short first visit expensive, not the course rate, and it's a one-time cost you amortize by booking longer exactly once.
The coupons, checked against the sheet
Three were live on the day I looked, all dated from 2026/08/09 with no stated end date.

Two of the three reconcile to the yen once you apply the tax multiplier, which tells you the coupon quotes are tax-inclusive even though both are labelled with course names that don't match the course they're actually pricing. Coupon three says ヘルスコース but prices the soku-play course. Coupon one doesn't name a course at all.
The one that matters: coupon three lands you at ¥25,700 for the 90-minute soku-play course, which is ¥700 below the tax-inclusive price of the plain 90-minute base course (¥26,400). The discount is big enough to make the upgraded course cheaper than the course it upgrades. Add the waived ¥3,300 entry fee and a first-timer is roughly ¥4,000 ahead of the cheapest legitimate way in. That's the best value on this page and it isn't close.
Coupon one is thinner than its 19% badge suggests: ¥21,400 against a base-course-plus-tax of ¥20,900 means you pay ¥500 over the plain course for a restraint course that normally costs ¥5,500 more, tax included. Real, but it's restricted to first-timers, to ranking women (殿堂入り・本指名ランキング・新人ランキング), and to Shin-Okubo hotels.
Two things I'd confirm before booking. Coupon two's stated ¥22,000 doesn't reconcile against anything — the base 70 is ¥20,900 tax-included and there's no ¥20,000 cell anywhere at 70 minutes. Most likely it's quoting the 即プレイ入室 70 (¥22,000) pre-tax while the other two coupons quote post-tax, which would mean the same coupon block mixes tax bases. And all three coupons carry 消費税別途 in their fine print while their "normal" prices are demonstrably tax-inclusive. If tax is genuinely charged on top of ¥25,700, you pay ¥28,270 and the ¥4,000 saving is really ¥1,430. Ask. It's the single most consequential question on this page.
All three also require MyHeaven membership plus マイショップ/マイガール registration, and none combine with anything else.
Transport: the free zone is small and it is not Kabukicho

This is a gentler ladder than most, and the ¥1,000 first step is genuinely cheap; plenty of Tokyo shops charge ¥1,500 to ¥2,000 to leave the block. But the free zone is defined by neighborhood, not radius, and the neighborhood it names is Shin-Okubo and Okubo. On a ¥15,400 fifty-minute booking, a ¥1,000 transport fee is 6.5% — annoying rather than fatal. The real cost of getting the geography wrong isn't the transport line, it's that both new-customer coupons are void outside Shin-Okubo hotels. Book the wrong room and you don't lose ¥1,000, you lose ¥4,000.
The verdict
Forty course prices, one rate, four constants, and two bundles that reconcile against the shop's own option list. Here's how I'd buy it:
If you're new: the 90-minute 即プレイ入室 course on the ¥4,000-off coupon, ¥25,700 — cheaper than the plain 90-minute base course after tax, with the ¥3,300 entry fee waived on top. Book a Shin-Okubo hotel or the coupon dies.
If you're paying full freight: 90 minutes, at ¥24,000 (¥26,400 with tax). It's the shortest booking that sits exactly on the shop's line instead of above it, and the twenty minutes that get you there from 70 cost ¥250 each.
Never buy 即尺 as an option. It's ¥3,000 and so is the entire 即プレイ入室 upgrade, which contains it, plus the costume, plus the uniform entry.
Don't expect the long courses to reward you. Five hours is priced at exactly the same rate per minute as ninety, and ten percent of ¥80,000 is ¥8,000 of tax you won't see until the end.
Confirm three numbers by phone: whether tax is charged on top of the coupon prices, whether the 予約金 is a fee or a credited deposit, and whether the 指名料 that the coupons mention but the price sheet omits actually exists.
I came in expecting a costume shop that prices the fantasy and found one that prices the components and lets the fantasy go free. The uniform is a thousand yen. The wand is three. The clock is eight thousand every half hour, forever, and the only thing on this sheet that beats arithmetic is the one coupon that undercuts the shop's own floor.
Course prices, fees, options, transport zones, costume list, coupon terms, hours and roster figures above were read from Ultra Dream's published Cityheaven price sheet and coupon page on 2026-08-09 and are quoted as published. All course and fee figures on the price sheet are stated tax-exclusive (表示価格は全て消費税別表記です); tax-inclusive figures are my own calculation at 10%. Roster statistics are my tabulation of the first page of a 57-woman list. Coupon terms and prices change constantly and two of them contain internal inconsistencies noted above — confirm by phone before booking. All women listed are adults. Adults 18+ only.
