The number on the door
Gotanda advertises in shouts. Walk the listings for that stretch of the Yamanote and every shop is the cheapest, the best value, the one that broke the industry. Most of it is noise. びくびくサークル五反田店 (Bikubiku Circle Gotanda) — categorized by Cityheaven itself as 激安, the budget tier, listed here — shouts louder than most:

The headline number is 65 minutes for ¥13,000. That works out to ¥200.00 per minute, which in Tokyo is genuinely low — most of the mid-tier delivery shops I've priced in this area sit between ¥400 and ¥550.
So I did what I always do, which is read every price this shop publishes, put them all in the same table, and then go find out what people actually paid. The first half of that took an afternoon and turned up something I've never seen this consistently. The second half took twenty minutes and blew a hole in the first half.
Both parts are below. Start with the good news, because there genuinely is some.
Four ladders, and every single one is a U
This shop doesn't have a price list. It has four, published on four different pages, with four different sets of course lengths, and no page acknowledges that the others exist.
Ladder one — 『ご新規様限定割引』, the first-timer discount. The flagship. Front page, coupon page, and the "current events" page all carry it, and the shop stresses that it works three times, not once: 「この新規割ンなんと3回使えちゃいます!!♪」

Read that column again. It goes down, down, and then all the way back up to exactly where it started. The 130-minute course — the biggest number on the page, the one the layout pushes hardest — costs precisely the same per minute as the shortest course on offer. It is not a bulk discount. It is two 65-minute courses stapled together: 130 is 2 × 65, and ¥26,000 is 2 × ¥13,000, to the yen.
Ladder two — 『おかえり割引』, the welcome-back rate, for anyone who's been away six months or more. Printed on the coupon page under the heading 基本料金, and the shop notes 「上記の金額はなんと!指名料込みです」 — nomination fee included.

Same shape. Same trick at the end — 130 is two 65s, ¥24,000 is two ¥12,000s, and the per-minute rate returns exactly to where it began.
Ladder three — 『事前予約割』, the advance-booking rate. Open to everybody, any number of days ahead, 写真指名 only.

Ladder four — the 『NEWCASTイベント』, running from 9/10, for newly-arrived women and, unusually, for women who are only scheduled to interview: 「今回体験入店予定の女の子 事前予約にも使っていただけます!」

Down, then up.
Four ladders. Four different sets of course lengths. Four different customer segments. Every one of them bottoms out at 90 or 95 minutes and gets worse after that. I've read a lot of these listings and the near-universal industry pattern is the opposite: the long course is where the discount lives, because shops want longer bookings. Here, in four independent price lists, the long course is the punishment.
Why it happens
The mechanism is clean, and once you see it the whole board makes sense.
Look at the marginal cost — what each additional block of time actually costs you:

¥133.33 per minute shows up in three separate ladders, five separate times. That's ¥2,000 per fifteen minutes, ¥4,000 per half hour, and it is dirt cheap — a third of what the mid-tier shops in this area charge for their base rate. Time is nearly free at this shop right up until you cross the ninety-minute line.
Then it doubles. Every ladder, past its second rung, the marginal rate jumps to somewhere between ¥200 and ¥257 and stays there.
So the shape isn't sloppiness. Somebody decided that the first ninety-ish minutes get sold at cost and everything past that gets sold at a margin, and then built four price lists that all obey it. That's a coherent commercial idea. It's just the exact opposite of what the layout of the page tells you to buy.
The practical version: 95 minutes, or 90 on the new-cast event. Never 130. Two 95-minute visits on the first-timer coupon cost ¥34,000 for 190 minutes. One 130 plus one 65 costs ¥39,000 for 195 minutes. You're paying ¥5,000 for five extra minutes.
The first-timer discount isn't the cheapest thing here
Now line the three overlapping ladders up at the same course length, which no page on this listing does.
At 95 minutes:

At 130 minutes:

The 『ご新規様限定割引』 — the one badged 大特価イベント, the one the shop leads with on three separate pages, the one restricted to people who have never walked through the door — is matched by a promotion anyone can use at 95 minutes, and is ¥2,000 worse at 130 minutes. The welcome-back rate, which requires you to have been gone half a year, beats it at every single course length by ¥1,000 to ¥2,000.
The exclusive discount is the third-best of three. If you're a first-timer at this shop and you want 130 minutes, the correct move is to ignore the coupon written for you and book in advance instead.
The coupon that costs you ¥2,000 and is honestly labeled "1% OFF"
This is my favorite thing on the listing and I want to be precise about it, because on the face of it it looks like an error and it isn't.
The second coupon is 『ありが10イベント』 — a thank-you for coming back within ten days. Cityheaven's coupon widget prints the comparison table, and here it is as published:

You go from paying ¥13,000 to paying ¥15,000. The coupon raises your bill by ¥2,000. You get ten extra minutes for it.
And the badge on that coupon reads: 1% OFF!!
Which is correct. ¥13,000 ÷ 60 = ¥216.67 per minute. ¥15,000 ÷ 70 = ¥214.29 per minute. That's a 1.10% reduction in the unit price. The badge is measuring the only thing that actually improved, and it is measuring it accurately, to the percentage point.
Check the other coupon and the pattern holds: the first-timer coupon is badged 29%OFF on a change from 「60分17000円」 to 「65分13000円」. As a total that's 23.5% off. Per minute it's ¥283.33 → ¥200.00, a 29.4% cut. The badge is the per-minute number again.
So the badges on this listing are the honest figures and the headline totals are the misleading ones — an inversion of how this usually goes, and I'll give Cityheaven's coupon engine credit for it. But it produces an odd artifact: a coupon that takes ¥2,000 more out of your pocket, correctly advertised as a discount, and there is no reader on earth who parses "1% OFF" as "this will cost you two thousand yen extra."
Worth noting what those ten minutes actually cost: ¥2,000 for 10 minutes is ¥200.00 per minute, against the ¥133.33 marginal rate the shop charges everywhere else. Its loyalty reward sells you time at fifty percent above its own standard rate.
One more thing from that table. Coupon one says a normal 60-minute course totals ¥17,000. Coupon two says a normal 60-minute course totals ¥13,000. Same page, same shop, same course, ¥4,000 apart — a 31% spread in what "regular price" means, depending on which coupon you happen to scroll to.
And the shop's own FAQ, answering 「初めての方におすすめのコースと料金を教えてください」 — what course and price do you recommend for a first-timer? — answers 65分 12,000円. Not the ¥13,000 that the first-timer coupon charges. The FAQ quotes first-timers a price ¥1,000 below what the first-timer discount actually costs.
Nine receipts, and none of them are on any price list
Everything above is theory. Here's what people paid.
Cityheaven collects structured receipts with customer reviews — course length, total, and whether the room was included. This listing carries 810 reviews. I pulled every August 2026 receipt off the current page. All nine are marked 室料別 — room not included.

Not one of these figures appears anywhere on any price list this shop publishes. The cheapest thing anybody paid in August 2026 was ¥16,500. The most expensive course on the entire published board, before you add anything, is ¥26,000 for 130 minutes; the cheapest is ¥12,000. Every real receipt lands in a band the price lists don't describe.
Now look at row five. That customer marked 「お店の利用回数:はじめて」 — first visit. The exact human being the ¥13,000 headline was written for. They paid ¥19,800 for 70 minutes.
Seventy minutes is published, on the advance-booking list, at ¥13,000 — ¥185.71 per minute. They paid ¥282.86 per minute.
52.3% above the published rate for that exact course length. Against the flagship ¥200.00/min headline, 41.4% above.
Where the gap went, in the shop's own words
Two things, and the shop discloses both — just never in the same place as a price.
First, the tax. There's a notice on the front page titled 料金改定のお知らせ:
このたび、国の消費税制度、インボイス制度の影響を受け、店舗の運営が大変厳しい状態となり、現行の料金を段階的に見直す運びとなりました。2026 7/15~現行の料金に消費税10パー(税別...

That went live six weeks ago and the receipts prove it. Eight of the nine August totals are exactly 1.1 × a round number: ¥17,600 = ¥16,000 × 1.1. ¥16,500 = ¥15,000 × 1.1. ¥19,800 = ¥18,000 × 1.1. ¥20,900 = ¥19,000 × 1.1. The ninth is ¥20,000, which the customer almost certainly rounded.
So every price on this listing is tax-exclusive. The ¥13,000 headline is ¥14,300.
Second, the premium — and this is the real number. Every price list on this listing carries the same footnote and none of them explain it:

There is no premium charge schedule on this listing. Not on the coupon page, not on the event page, not in the FAQ. Nowhere. The only place a figure appears anywhere on the shop's own listing is in the review section, written by customers:

まず顔面偏差値は絶品レベルです。P3000では絶対有り得なく、P5000だとしても当然だと思うレベルです。
Customers are pricing each other's expectations in a currency — P3000, P5000 — that the shop uses in every price footnote and publishes nowhere.
Run the first-timer's receipt through it. Published 70-minute advance rate: ¥13,000. Add a ¥5,000 premium: ¥18,000. Add the 10% that went live on July 15th: ¥19,800. That is the receipt, exactly, to the yen.
I can't prove that's the breakdown — the customer didn't itemize, and it's an inference. But it's an inference that lands on the published number precisely, using two figures the shop's own pages supply. And it explains the whole gap: ¥13,000 becomes ¥19,800 through one surcharge the shop refers to constantly and never prints, plus a tax it discloses in a news post.
Add a Gotanda love hotel on top of that, because all nine receipts say 室料別.
The receipts agree with the ladders about one thing
Here's the redeeming part, and it's the single most useful finding in this piece.
Group the real receipts by course length:
- 60 minutes (four receipts): ¥293.33, ¥293.33, ¥275.00, ¥275.00 → average ¥284.17/min
- 90 minutes (three receipts): ¥222.22, ¥220.00, ¥232.22 → average ¥224.81/min
Ninety minutes costs 20.9% less per minute than sixty, in money people actually handed over, on a shop where the premium and the tax and the room have all already been applied.
Which is exactly what the four published ladders predicted. The theory and the receipts, derived completely independently, point at the same course length. Whatever else is wrong on this listing, the shape of the price curve is real, it survives every hidden charge, and it is the one thing here you can act on with confidence.
Buy ninety. Not sixty, not a hundred and thirty.
About those 700 women
The concept text promises 「『多数の在籍人数であなた好みの女性が必ず見つかります』」 — with a roster this large you will definitely find your type. It says 700人OVER on the front page, again in the FAQ, and again in the shop information block.
The coupon page says 800名オーバー.
Cityheaven's own counter, at the top of the roster page, says:

One hundred and fifty-eight. The shop's headline claim is 4.4 times its listed roster, and the shop's two claims are a hundred women apart from each other.
It gets tighter. Cityheaven's filters on that same page:

Fourteen women available today. I also counted the seven-day shift board on the front page — 48 shift entries covering 30 unique women, today through 9/4.
So: 158 listed, 30 with any shift this week, 14 today. Against an advertised 700, today's actual availability is 2%.
I want to be fair about what this does and doesn't mean. Fourteen women on a Saturday at a budget shop is a functioning business, and 810 reviews across 89 different women is a real trading history — that's not a paper roster. But 「必ず見つかります」 — you will definitely find your type — is a promise underwritten by 700 and delivered by 14, and those are different products.
Small things that say how the listing is kept
The free-option list has no text in it. The front page carries a link titled 「衝撃のコスパ!?ALL0円!オプション一覧」 — shocking value! ALL ¥0! option list — and free options are a load-bearing part of the pitch (「オプション・撮影まで全て無料!」). Open it and the page body is a single JPEG. No text. You cannot search it, you cannot copy it, you cannot run it through a translator, and a screen reader gets nothing.
Neither do the rules. 「ご利用規約・禁止事項」 — terms of use and prohibited acts, the page that tells you what you are and aren't allowed to do — is four JPEGs and zero characters. For a foreign visitor this is the single most consequential page on the listing and it is the least readable one.
The delivery-area page is one character long. This is a delivery-only service with no storefront. Its 派遣エリア tab contains a period. The only dispatch information anywhere is 「派遣エリア:東京都五反田(品川区)」 and the FAQ line 「五反田発になりますので遠方の場合お電話でお問合せ下さい」 — we dispatch from Gotanda, for distant locations please call. No transport fee is published at any distance. One August receipt is marked 自宅に呼んだ, so home visits happen; what the trip costs is a phone call.
The deepest discount is chained to the worst course. 『口開け割』 takes ¥3,000 off — the largest single yen discount on the board. It applies to 「60分コース限定」, the worst per-minute rate on the entire listing, and carries six separate conditions: 五反田ホテル限定, 当日予約でスタート枠のみ, 指名料別途, 本指名利用不可, 他イベント併用不可.
The medals are scrambled. The 本指名ランキング page awards 1位 a 🥉, 2位 a 🥉, and 3位 a 🥇. Bronze for first, bronze for second, gold for third.
A 24-hour shop with an event that isn't. 営業時間 is 24時間, 定休日 無し. The 5のつく日 flagship event — 「毎月5のつく日はびくびくサークル五反田一択!!」, extra time on the 5th, 15th and 25th — runs 「10時~翌朝6時まで」. Four hours a day, on the shop's biggest days, where its biggest event doesn't apply.
Everything is dated last year. All four events on the front page are stamped 2025 — 2025/8/13, 2025/8/31, 2025/9/10. Both coupons run from 2025/5/13 and 2025/5/18, one of them marked 無期限. The ranking is 「8月 前半」. It's August 29th, 2026.
And the URL is a different shop. The brand is びくびくサークル. The Cityheaven address is ikuiku-gotanda, and the official site is yaricir-ikuiku-gotanda.com. The sister shops on the same panel are イクイクさーくる錦糸町店, イクイクサークル鶯谷店, びくびくサークル新橋店, やりすぎさーくる新宿大久保店 and 渋谷さーくる — a group that has renamed itself at least twice and left the receipts in the URLs.
What I'd actually do here
Buy 95 minutes, or 90 on the new-cast event. Every published ladder and every real receipt agree. The advance-booking rate at 95 is ¥17,000, identical to the first-timer coupon and open to anyone.
Do not buy 130 minutes. It is priced as two short courses with no discount for the trouble — ¥26,000 versus two 65s at ¥13,000 each, an identical ¥200.00 a minute. The marginal rate past 95 is ¥257.14 against ¥133.33 below it. This is the clearest call on the listing.
If you want more than 130 minutes' worth of value, buy two 95s. ¥34,000 for 190 minutes on the first-timer coupon, against ¥26,000 for 130. The coupon works three times; the shop says so twice.
Ask what the premium is before you agree to anyone. This is the whole ballgame. Every price on this listing is quoted before a surcharge that customers describe as ¥3,000 or ¥5,000 and the shop never publishes. It's the difference between ¥185.71 and ¥282.86 a minute. Get the number for your specific woman, on the phone, before you book.
Add 10% to everything you read. The July 15th revision is live and every August receipt confirms it. ¥13,000 is ¥14,300. ¥17,000 is ¥18,700.
Budget the room separately. All nine August receipts say 室料別. This shop has 受付所なし — no storefront, no reception — and the hotel bill is the largest number nobody on this listing has published.
If you're outside Gotanda, get the transport quote before anything else. No fee is published at any distance and the delivery-area page is empty. That's a phone call, and it should be your first question, not your last.
Book ahead rather than reaching for the first-timer coupon. 『事前予約割』 matches it at 95 minutes, beats it by ¥2,000 at 130, works for everyone forever, and carries a genuinely decent guarantee: if your booking cancels, you get another woman at the same course and price 「さらに+10分つけさせていただきます」 — plus ten minutes. That's a real, unprompted piece of customer protection and it deserves to be said out loud.
Skip the ありが10 coupon. It costs ¥2,000 more than not using it, and the ten minutes it buys are priced at ¥200/min against the shop's own ¥133.33 marginal rate. Buy a longer course instead.
And check the shift board before you fall for the roster. Fourteen women today out of 158 listed out of 700 claimed. Whatever you're picturing when you read 「700人OVER」, look at Saturday's board first.
